Host Marriott Corporation operates as a real estate investment
trust (REIT) that primarily engages in the ownership and operation
of hotel properties in North America. It operates its hotels under
various brand names, including Marriott, Ritz-Carlton, Hyatt, Four
Seasons, Fairmont, Hilton, and Westin. As of February 28, 2005,
the company's lodging portfolio consisted of 107 upper-upscale
and luxury full-service hotels consisting of approximately 55,000
rooms. Its hotels are located in 26 states and Washington, D.C., in
the United States; Toronto and Calgary, Canada; and Mexico City,
Mexico. The company has elected to be taxed as a REIT under the
Internal Revenue Code. As a REIT, it would not be subject to
federal income tax provided it distributes at least 90% of its taxable
income to its shareholders. Host Marriott was founded in 1927 and
is headquartered in Bethesda, Maryland.
